Living Area :

The sitting room has comfortable seating arranged around a lovely stone fireplace and French doors leading to the front lawn and pool area. There is a TV (with English satellite channels), DVD player, video recorder and music system. WIFI internet access.
There is a second large sitting/dining room which is also used as a games room, with a selection of books and games available. A solid oak dining table seats 10 people. French doors lead to the garden, BBQ and table tennis area.

Kitchen :

Kitchen/dining room with fully fitted and well equipped kitchen .. complete with dishwasher, fridge/freezer, gas/electric cooker, microwave, coffee maker, toaster, food processor etc. and oak dining table with seating for up to 10 people.

Bedrooms :

All located on the first fllor there are 4 spacious bedrooms. Bedroom 1 has a kingsize (160) bed, seating area and en-suite bathroom. Bedroom 2 has a queensize (140) bed and en-suite shower room. Bedrom 3 has a 4-poster 160 bed and matching single bed. Bedroom 4 has a 140 bed and a single bed. All are very comfortably furnished and have plenty of storage. All beds will be made up with crisp linen for your arrival.

Bathrooms :

One bathroom complete with bath/shower, wash hand basin and toilet. One en-suite shower room with shower, wash hand basin and toilet. One en-suite bathroom with bath, separate shower, wash hand basin and wc. One downstairs toilet with wash hand basin. Pool side shower room.

Grounds :

The house is located in 10 acres of wooded landscape in a tranquil setting with excellent opportunities for walks, bird watching and outdoor activities. The mature gardens have extensive lawned areas, trees and shrubs. There is a paved terrace adjacent to the BBQ and another dining area shaded by the Linden trees on the front lawn. There is table tennis, badminton, garden swings and a sand pit. Private parking for up to 4 cars.

Pool :

The pool 11m x 5m pool with roman steps and regulation safety fence is totally private. There is a large paved patio with parasols and a selection of furniture for sunbathing and relaxing.

Laundry :

There is a separate laundry room with washing machine, drying and ironing facilities.

Features :

The Wisteria-clad house is built of stone and has a south facing aspect with three sets of French doors leading out onto the garden and pool area. The quiet location is home to a wide variety of wildlife including deer, rabbits, wild boar, lizards, birds and butterflies...a nature-lovers' paradise!

Locality :

The house is in a peaceful setting, ideally located with Sarlat just 5km away. The town of Sarlat has shops, restaurants, famous Saturday market and street theatre during the Summer.
Located in the heart of Périgord Noir, the picturesque Dordogne valley is just minutes to the south. There are prehistoric caves e.g. at Lascaux, medieval towns like Domme, chateaux at Beynac and Castlenaud and village markets all within a short drive.

Travel Details :

By air : Sarlat is just an hours drive from Bergerac airport. Bordeaux, Toulouse, Limoges & Rodez airports are a two hour drive away. All major car hire companies operate from these airports and Europcar / Rentacar have offices in Sarlat.

By rail : Sarlat is connected to Bordeaux and Bergerac by a direct rail link and to Paris and Toulouse via Souillac ( half an hours drive).

By road : From Paris, Limoges and Toulouse, leave the A20 motorway at exit 55 and proceed to Sarlat.
From Bordeaux take the A89 motorway to exit 16 ( Perigueux Est ) and proceed to Sarlat via Les Eyzies.
From Bergerac follow the signs for Sarlat.
