Living Area : | To take advantage of the views of the surrounding countryside the first floor is devoted to the living area with two French doors opening onto a large balcony complete with BBQ and seating and suitable for sunbathing. The entire top floor is open plan with comfortable couch and chairs arranged around coffee table and wood burning stove with TV, video recorder and music system. There is a dining table with seating for 6 people. |

Bedrooms : | One double with French doors to terrace and one twin. Both are comfortably furnished. |

Grounds : | The house is set in its own grounds with lawns and plenty of space for parking. Table tennis table, garden swings and hammock. Beside the pool there is a shower room with shower, wash hand basin and toilet, and a laundry room with washer, drying and ironing facilities. |
Pool : | The 8m x 4m pool with roman steps is fitted with a regulation security barrier and is surrounded by a paved terrace. There is garden furniture for sunbathing and relaxing in the shade of the Catalpa tree. |
Features : | The high beamed ceiling together with the many windows and south facing French windows gives the upper level of the house a wonderful bright airy feeling. Exposed stone walls and hardwood or tiled floors throughout. |

Locality : | The house is ideally located within 5 km of Sarlat with its heritage of renaissance and medieval architecture and a varied programme of music, theatre and other cultural activities.
There are many restaurants, bars and shops and a colourful Saturday market. Canoeing, fishing and water sports on the river Dordogne are easily accessible as are the many chateaux and prehistoric sites in the area. Sporting activities include golf, horse riding, tennis, BMX track and country walks are also within easy reach. |
Travel Details : | By air : Sarlat
is just an hours drive from Bergerac airport. Bordeaux, Toulouse,
Limoges and Rodez airports are a two hour drive away. All major
car hire companies operate from these airports and Europcar and
Rentacar have offices in Sarlat.
By rail : Sarlat
is connected to Bordeaux and Bergerac by a direct rail link and
to Paris and Toulouse via Souillac ( half an hours drive).
By road :
From Paris, Limoges and Toulouse, leave the A20 motorway
at exit 55 and proceed to Sarlat. From Bordeaux
take the A89 motorway to exit 16 ( Perigueux Est ) and proceed to
Sarlat via Les Eyzies. From Bergerac
follow the signs for Sarlat. |
